WHAT TO CONSIDER WHEN BUILDING ON A SITE WITH DIFFICULT ACCESS

There is always a solution for building on sites with difficult access, it’s simply a matter of careful planning in the early stages.

In many cases, lifestyle blocks, coastal sites and sections where there is steep terrain,  surrounding buildings or natural features are the sites that require careful consideration about access.

Having clear access to a site is an important part of the building process. It allows for the smooth and unimpeded delivery and installation of materials - especially larger or heavy construction materials. When access is difficult and hasn’t been well planned from the beginning, logistical problems can mount up and result in costly delays.

That’s why access has become one of our areas of specialty. We love building on complex sites and working out clever solutions to issues that crop up.

From the outset, sites with difficult access must be carefully assessed and any additional costs factored into the final project cost.

In some cases, this can add a significant amount to the overall cost of the build, while in other cases it has little impact.

CASE STUDY

Goat ISLAND HOUSE

This property was located on a lifestyle section and the design was such that the span of the roof required extra long sheets of roofing iron. Located high up near the edge of a cliff top overlooking the ocean, the site offered stunning benefits, but provided some challenges in terms of access.

This was assessed in the early stages of the design process and various solutions were considered.

In this case, the final solution was the delivery of materials by air, which was incorporated into the budget from the beginning. Skywork Helicopters were engaged to deliver the roofing materials, which were initially delivered to their base in Matakana by road. 

The aerial delivery was successful and made material delivery on this site with difficult access a quick and simple process.
